With the close of April brings the spring project season. As homeowners, we all spend the winter looking at things we want to do around the house. Some projects are interior, like painting walls, while others are exterior. With Covid-19, we have all spent more time around the house so far this year. Now we are all starting to decide what projects to undertake.
A Spring Project
Exterior projects like landscaping, fences, pools, and sheds, provide beauty to a property. These investments result in higher usage of land and higher property values. Implementation of these projects can need permitting. Additionally, property lines, easements, and setbacks limit their locations.
Township ordinances limit construction in easements and establish setbacks from property lines. We recommend performing a boundary survey before proceeding with these projects. Historical property lines and corners may not actually match a deed. They can move over time and some are even the stories past down from previous owners.
By performing a boundary survey, you ensure the project falls within the deeded boundary. Additionally, these surveys provide the data for plot plans. Plot plans are a requirement of some permit submissions. Finally, these protect your investment from heavy costs associated with disputes and the potential to have to remove them.
